Payment and Cancellation Policies:

PAYMENT

Beginning the winter 2024-25 season, a 20% non-refundable deposit will be charged within 24 hours of the reservation. The balance of your reservation is due 60 days prior to your arrival date in winter, and 30 days in summer. The credit card you used in making your reservation will be automatically charged the balance due on that date unless other arrangements have been made in advance.

If you are making your reservation within 60 (or 30) days of arrival, the full amount is due immediately and your credit card will be billed within one business day.

CANCELLATION AND CHANGES

In winter, you may cancel your reservation, or make changes up to 60 days prior to your arrival date without penalty. The deposit is non-refundable. In summer, you may cancel up to 30 days without penalty. After that time, no refunds can be given for changed or canceled reservations. There is no refund for any unused portion of your stay, nor for any reduction in guests.

If your reservations was made within 60 (or 30)days of the arrival date, no refunds can be given if you change or cancel your reservation.

If you cancel within 60 (or 30) days of arrival, although we cannot refund your money, we will, at your request, open up the property for re-booking. We will refund to you 50% of any money we receive for each date that is re-booked. No refund will be given for dates that we are unable to re-book.

DIRECTIONS AND ENTRY INSTRUCTIONS

Driving directions with access information will be sent to you via email after full payment has been processed. These directions will also be available to you by logging in to your account on www.methowreservations.com after payment has been processed.

TRAVEL CONDITIONS AND WINTER INFO

We cannot be responsible for weather conditions. If you will be arriving during the winter, please be sure you have proper equipment for driving in the snow, and carry tire chains for driving over the passes. Our local roads are always kept open and in good condition for winter travel. There are no refunds for road closures; however, if both Stevens and Snoqualmie mountain passes are closed for more than eight hours and the closures prohibit you from reaching the property, you may reschedule your stay for an arrival within three months of the pass closures. Please note that the North Cascades Pass is always closed during winter.

We recommend you check weather conditions before driving through the passes during the winter, either through the DOT's website at wsdot.wa.gov (click on "Mountain Passes"), or by calling 800-695-ROAD.

IMPORTANT WINTER INFORMATION:
Should you travel to the Methow during the winter months it is important to understand that you must be prepared for winter driving(keep chains, shovel...in the car) and all the inconveniences it causes you and the community you are visiting. The weather can be extreme with large snowfalls, unexpected technical issues, frozen pipes, impassable roads/driveways. If it snows while here you will have to wait for plow service just like every other person in the valley. There are a limited number of plow companies and Methow Reservations nor the owners of the house are in control of the plow company schedules. They have many different contracts and many miles of roads, driveways...to plow. If a plow person or a snow shoveler shows up to clear any area around the house, please do not argue with them or turn them away. Move your vehicles if asked. REQUIRED BY WASHINGTON STATE LAW

We are required by Washington State law to include the following paragraph:

If services are canceled by Methow Reservations, all sums paid to Methow Reservations for services not performed in accordance with the contract between Methow Reservations and the purchaser, will be refunded within thirty days of receiving the funds from the establishment with whom the services were arranged; or if the funds were not sent to the establishment, the funds shall be returned within fourteen days after cancellation by Methow Reservations to the purchaser unless the purchaser requests Methow Reservations to apply the money to another reservation and/or date.

Rental Policies and Information:

CHECKING IN/CHECKING OUT

Check-in time upon arrival is no earlier than 12:00 p.m. Check-out time upon departure is no later than 11:00 a.m. Gear must be packed and ready for out-bound freight haul, from the hut, by 10:30am. Late hauls, pre-arranged or otherwise, incur a $45 charge to cover additional staff time and gas. If you arrive later than 10am for your gear haul, we will automatically charge the late fee. Please check out on time.

DAY-USE POLICY: The huts are available as a warming hut to all skiers. Any day use is subject to the permission of the reserving party. Ask to use the hut. Be respectful, clean up after yourself, keep your visit short.

KITCHEN SUPPLIES

The huts do not have electricity. Lights and cooking stove are propane powered. There are a variety of cooking supplies available, including pots, pans, baking sheets, utensils, and dishes. If a freight haul is requested, 7 gallons of water are provided. If not, then water needs to be provided by melting snow.
You will need to bring your food and spices. We also recommend bringing any novel or gourmet cooking implements that you require.
Unwashed dishes will incur a $45 dollar fee. It really is a pain in the butt for us to do it and it’s not good hut etiquette! Please do not leave extra items or food, thinking the next group may use it.

TRAIL PASSES

Methow Trails will continue to groom and care for the Rendezvous Trail System this year. Please ensure you purchase your trail passes for the entirety of your stay before arriving at the trailhead. Check out methowtrails.org for contact-free purchase options.

HOUSEKEEPING

Hut etiquette: Despite having a dedicated cleaner, we still need help from our guests to keep the huts clean during and after your stay. Our guests have always done a great job with this and we need your continued dedication to make this season successful.
Housekeeping is provided prior to, and after your rental period. No housekeeping is provided during your stay. You are responsible for any daily housekeeping that you desire for your comfort, or that is required to protect the property from damage (such as cleanup of a spill). Basic cleaning supplies are provided, if needed.

EXCESSIVE CLEANING

Except for normal use and maintenance, you must leave the premises in good condition. Excessive cleaning charges will be billed at the rate of $50 per hour if required.

PERSONAL ITEMS

We recommend bringing your preferred personal items as we cannot guarantee these supplies will be available in the rental.

PETS

The word 'pets', in this instance, assumes that we are referring to dogs. Any other pet must have prior approval. A pet fee will apply.
We imagine that you love your pet, however everyone else may not. We ask that you be respectful to others and not leave your dog in the house in your absence. They bark. They scratch. They get stressed. Secondly, pets need to be on a leash. Third, please clean up after your pet. Fourth, keep them off beds and furniture. Finally, in order to prevent animals, especially rodents, from stealing pet food on the premises, please store all food well and do not leave food in the bowl.

We know that these rules get violated, and we understand, however if there is any excessive cleaning or repair needed, you will be charged. BE YE FOREWARNED.

NO SMOKING

Absolutely no smoking is permitted indoors. Additionally, because of fire, do not dispose of cigarette butts outdoors. In the case of violation of the indoor smoking policy, a complete housekeeping regimen will be done and the additional cleaning fee will be applied.

NO FIRES/CAMPFIRES OR FIREWORKS

Please. Please. No fires or fireworks. The land is dry and the trees can be very flammable. If a fire starts, everyone loses.
NO campfires are allowed on the premises. Campfires are grounds for immediate eviction. And, simply for your information, if a wildfire is started as a result of your actions, your home insurance policy is at risk from all entities that had costs relating to it, and you are personally responsible after that.

NO CANDLES OR INCENSE

No burning of candles or incense is permitted on the premises due to danger of fire.

TENTS AND MOTOR HOMES

Tents, Campers, and Motor Homes are not permitted on the property without prior, written permission.

DAMAGES

You are responsible for any and all damage your party may cause during your stay. You agree that you are responsible to pay the full cost of replacement or repair of damaged items. We appreciate being informed of any accidents or breakage that occur during your stay.

LOST OR STOLEN ITEMS

We are not responsible for lost or stolen items. If you leave any items behind, please let us know immediately and we will do our best to return the items to you, at your expense.

COMPLAINTS

If you have any complaints or find your accommodations unsatisfactory, you must notify Methow Reservations within 24 hours of the occurrence giving rise to the claim or the end of your rental period, whichever is earlier. We will use our best efforts to have any problems resolved that arise during your stay. Please note we are not responsible for interruptions in utilities due to weather or maintenance by local utilities companies.

EVICTION

You are subject to immediate eviction and removal from the rental property if:

1) smoking occurs inside the vacation rental, or improper outdoor fires, or fireworks occur on, or around the property;
2) pets are on the property without prior written approval;
3) the number of occupants exceeds the number of contracted guests;
4) there are complaints of excessive noise, loud music, foul language or other disturbances of the peace; or
5) there is unauthorized use of tents, campers or motor homes on the premises.

In the event eviction is necessary, the entire rental amount will be forfeited.

AGENT ONLY

Central Reservations, LLC, 9dba Methow Reservations) is the reserving Agent only for the vacation rental. All vacation rentals are privately owned businesses that utilize Methow Reservations for your convenience in making your reservation.

As Methow Reservations is the reserving agent only, and not the owner or manager of the property, Renter agrees to hold harmless Methow Reservations, its agents, and employees from all costs, liabilities, claims for damages, and/or suits arising for any reason related to Renter's stay at the property.

PROPANE FIREPLACE POLICY (if applicable)

Most all propane stoves are a supplemental heating source not the principal one. If there should be technical issues of the propane fireplace during your stay, please send a message to Methow Reservations and an effort will be made to troubleshoot and remedy the problem. If the problem is beyond simple repair or requires the propane company, it may take longer than your stay, and NO REFUNDS will be given. The guest will use the main electric heating source at any times that the propane stove may be out of operation.

INTERNET POLICY

Owners strive to provide the best internet service available here in the very rural Methow Valley. Internet speeds vary throughout the valley and outages or tech issues can occur that we have no control over, and for these reasons NO REFUNDS are given if the internet is problematic. We also do not guarantee that the internet will meet your work/school needs. Should you have an issue with internet service, please send us a message to Methow Reservations describing the problem. We will then contact you to troubleshoot. If the issue is not resolved, we will then contact the internet provider, and/or homeowner. Please note... our valley is very rural and getting service personnel to fix things in a timely manner can be a challenge. We rent lodging, not office space.

Public internet is available at the Winthrop library with enhanced internet speed (parking lot or inside the library). Alternatively, for a fee you can go to the Dropzone in downtown Winthrop. Thank you for your understanding!
